Underpinning extends your home's existing foundation deeper so the basement floor can be lowered. It is the most reliable way to turn a low, unusable basement into full-height living space, a legal rental unit or a family room. It is also used to strengthen a foundation that has settled or cracked.
Because underpinning removes soil from under your house, it is structural work. In Ontario it needs a building permit, engineered drawings and careful sequencing on site. At EXA Takaful Canada that engineering is done in-house: M. Rabee Al Ramadan, P.Eng., designs the underpinning and supervises it on site.

Step 1, Site visit and assessment: we check the existing foundation, ceiling height, soil, drainage and access, and discuss what you want the space to become.
Step 2, Engineering design: stamped structural drawings showing the underpinning sequence, footing sizes and the new slab.
Step 3, Building permit: we prepare and submit the application to your city and answer any examiner comments.
Step 4, Construction in sections: the foundation is underpinned in small alternating sections so the house stays supported at all times, with engineer supervision at the critical stages.
Step 5, Inspections and new slab: city inspections at each required stage, then waterproofing, drainage and the new basement floor.

Engineer on every job: the Professional Engineer who designs your underpinning is the one on site supervising it.
Fully protected: we carry WSIB coverage and specialized underpinning insurance, so your home and our crew are covered.
Permit included: drawings, the city application and inspections are handled for you.
Clear price and schedule before work starts, with regular updates until the job is finished.

Do I need a permit for underpinning? Yes. Underpinning changes your home's foundation, so a building permit with engineered drawings is required. We prepare and submit it for you.
Can I stay in my house during the work? In most cases, yes. The work is done in sections so the house stays supported, and we tell you at the site visit if anything affects access or utilities.
How much height can I gain? It depends on your footings, soil and plumbing. We confirm the realistic finished ceiling height at the assessment, before you commit.
Is underpinning needed for a legal basement apartment? Often, yes, when the existing ceiling is too low for a second unit under the Building Code. We can design both together.
